Punch lists that close themselves out
Assess the site, route every defect to the right trade, let your subs fix and prove it from their own portal, and re-assess until every item is verified — all on one master punch list per job site.
How the cycle works
Every job site has one master punch list. Each assessment you run is another round on it.
- 1
Supervisor
Assess the site
Walk the site with a phased checklist — foundation, pre-drywall, final, 11-month warranty, commercial envelope, fire protection and more. Each item is Pass/Fail with its building-code reference, photos and notes.
- 2
Automatic
Build the punch list
Every failed item lands on the job site’s master punch list with its photo and location, sorted by trade. When one framer, plumber or HVAC sub is on the site, the item is assigned to them automatically.
- 3
Contractors
Fix the work
Each subcontractor gets an email listing their items and a link to their own portal. They mark items in progress, add a completion photo and a note, and submit them for verification — no login to remember, no app to install.
- 4
Supervisor
Verify — or send back
You get notified when work is ready. Verify it, or send it back with a reason; the sub is emailed straight away and sees exactly what still needs doing.
- 5
Next round
Re-assess
Run the next assessment and apply it to the same punch list. Items that now pass close themselves, items still failing stay open (work marked ready goes back to the sub), and new defects are added. Repeat until every item is verified.
What your subcontractors get
A simple portal that shows each sub only their own items, across every site they work on.
Emailed when it matters
One email per batch of new items and one for each rework request — with a direct link to their punch list.
Photo proof from the phone
Subs add a completion photo and a note when they mark an item ready, so you can verify without a site visit.
The reports they need
Contractors see the finished assessment reports for the job sites they work on, alongside their own items.
Not a seat on your plan
Subcontractors use a free portal login. They are not team members and never count toward your inspector seats.
What you see as the owner
Every change is logged — who did what, when, and why — so the history of every item is one tap away.
Progress by round
See what each assessment opened, closed and left open — and how close the site is to done.
Contractor scorecards
Open, overdue and reworked items per sub, and how long they take to close.
